Site Description: The subject parcel is located within the 1,345 acre University of Arizona Science and Technology Park. The secure campus of the Tech Park has approximately 1.9 million square feet of buildings (lab, office, R&D, classroom) housing 40 companies with 7,000 employees including Fortune 500 firms Raytheon, IBM, Citi, Canon and General Dynamics. The Tech Park is the premier location for technology companies to establish and successfully grow their business within the knowledge cluster of an internationally recognized and globally connected research park.
Park operates as a self-contained, zero-discharge site, using dual feed redundant electrical power. The subject parcel will connect to the Tech Park Central Utility Plant (CUP). The CUP distributes power and natural gas while producing domestic cold water, recycled gray water, heating hot water, chilled water, low temperature chilled water, de-ionized water, compressed air, steam and fire protection water. The central utility plant also accepts and treats both the sanitary and industrial waste streams. A central utility spine distributes these utility services and connects to all buildings. Multiple communication phone and high speed data providers surround and provide services to all buildings. Additional features include on-site security (24X7X365), recreational facilities, EMS and Fire Protection, cafeteria, catering services, educational opportunities (UA South), connection to the University of Arizona. The Tech Park is within the Federal Empowerment Zone and the Tucson/Pima County Enterprise Zone. Building permits are under the jurisdiction of the Tech Park as a University owned facility. Located along Interstate 10, the Tech Park is a central part of the Tucson Commerce Corridor, one of the regions fastest growing job centers and only a short 20 minute drive to Tucson International Airport, downtown Tucson and the University of Arizona.
